Nothing Wrong With New

On Monday I discussed my love for older homes, but I know there are plenty of people out there who don’t like swinging a hammer or spending their weekends at Home Depot.  In fact there are a lot.  How do I know?  Well based upon the buyers I work with, more and more people want me to show them properties that don’t need anything more than a couple of cans of paint and new carpet.  So to them I say, there is nothing wrong with wanting something built within the same decade you are buying in.  There are no roofs to replace, no plumbing to be redone and the likelihood of having to call a service man on a holiday weekend is drastically reduced.  So if you are one of those buyers out there that would MUCH rather buy something built in the last 5 years, your pickings may be a little slim, but it makes the choosing that much easier!  Today, there is only one home on the market in Glendora built in 2008, one home in San Dimas built in 2010, and one home in La Verne built 2011.

Glendora: Built in 2008, this 4 bedroom, 4 bath home has 2680 SF and is in a Cul-de-Sac in the gated community of Tradition at Arboreta. Close to both elementary & middle schools, shopping and transportation, a large community pool with restrooms, jogging paths & playground area for the kids.  This great family neighborhood and may be the last new construction (in the 6 figures) that Glendora will see.  Listed at $718k this house is priced to sell.

San Dimas: While San Dimas is not really known for its new construction, this is an exception due to this home being COMPLETELY leveled and redone, therefore qualifying it as a new home.  This house has 4 bedrooms, 2 baths and 2000 sf.  Listed at $498k, with a 3 car garage and 8000 sf lot – this would definitely be worth looking at if new is what you want! 

La Verne: This property is for the people who don’t faint at the sight of a 7 figure listing.  And I’m not talking $1 million or $2million – how about $3.5 million?  This is a large custom-built estate on 3.5 acres located within the exclusive gated community of Saddleback Crest Estates in La Verne.  Seller is providing $300,000.00 allowance for landscaping and buyers choice of custom flooring. Luckily in these 3 beautiful cities, there are many homes that may be built back in the 50’s, 60’s and 70’s, but have had thousands of dollars put into them and may look just as good or better than these three.  BUT, today I wanted to show buyers who want homes built while Obama was in office – and we can show you these today!
